The Real Estate Team of Maiello, Brungo & Maiello is comprised of attorneys with experience in virtually every type of real estate transaction. We provide our clients with responsive and efficient legal services throughout the course of their real estate projects and developments. The Real Estate Team has guided local and national clients through transactions ranging from sophisticated property acquisitions to turnkey developments to complex commercial leases. We know and understand the perspectives of both landlord and tenants, buyers and sellers, and lenders and borrowers.

Real Estate Development
Maiello, Brungo & Maiello is experienced with the sale and acquisition of property, real estate development, financing, and leasing in connection with a variety of real estates projects including retail centers, commercial office parks, industrial sites, residential projects, flex and mixed-use developments, warehouse and manufacturing buildings, and raw land. Our attorneys have represented buyers and sellers through all aspects of the acquisition and development of real estate. The Real Estate Team has counseled clients on construction, financing, environmental, zoning, taxation, title insurance, and other issues associated with land use and development. We have represented both private landowners and public entities in the negotiation of tax incremental financing (TIF) and tax abatement arrangements (LERTA). The attorneys of the Real Estate Team are uniquely positioned to service our real estate clients because of our ability to join the expertise of the firm's Construction Team and Banking & Finance Team in representing our clients.

We also represent clients in negotiating and drafting purchase and sale contracts, ground leases, site development agreements, and property management contracts. Maiello, Brungo & Maiello is an approved law firm for title insurance matters and conducts closings for local and national lenders in Pennsylvania. Leasing
Maiello, Brungo & Maiello represents both landlords and tenants in all areas of lease negotiation. We are experienced in tenant construction and build-out issues, complex commercial office leases, retail and restaurant leasing, and ground leases. The attorneys of the Real Estate Team have represented real estate developers in building and leasing major office complexes, mixed use developments, and strip malls. We have negotiated leases on behalf of anchor tenants, retail establishments, and professionals. Our attorneys continually monitor developing issues in leasing and real estate law so that our clients receive current and comprehensive representation and advice.

Real Estate Financing
Maiello, Brungo & Maiello has extensive experience in representing both borrowers and lenders in connection with real estate credit facilities. The Real Estate Team represents clients in documenting, negotiating and closing different types of real estate financing transactions including acquisition, development and construction loans as well as bridge and permanent financing. Our attorneys provide our clients with the advice, direction and services needed to successfully close a transaction.

Land Use
The Real Estate Team counsels commercial and residential developers, homeowners and businesses in zoning, site plan and subdivision matters before various boards and governmental agencies. Our services include the review and negotiation of development agreements with governmental bodies. We also serve as solicitors to zoning boards, school districts and other municipal authorities and thus have a working knowledge of the laws, regulations and procedures affecting a property owner's use and development of real estate.
